With prime rates back above 6%, the biggest risk is for blended mortgages. Borrowers who took out hybrids in 2020 and 2021 with rates in the low 2 percent range could find themselves with variable rates in the 5-6 percent range after five years of fixed rates in 2025 and 2026. That's a near doubling of the interest burden on the same loan. Add to that the DSR rules and the Stress DSR that will be fully implemented in July 2025, and you're looking at less borrowing capacity and more interest. What you need now is preparation, not panic. Check what type of rate your loan has and when it changes, and consider your options for rate reduction rights, early repayment, and policy mortgage switching.
